The PECT-CALCULUS allows calculating the approximate price of houses and land. The price may be higher or lower than the market, therefore the result is no more indicative.
1-The Weighted Average formula is used in which each element (positive or negative) has importance in the final result. Each element carries a percentage of importance according to its influence on the quality of life of the person who is going to buy or sell that good.

2- The elements used are to calculate the Correction Factor, which automatically increases or decreases a price of a good regardless of its price per unit. In other words, the price of a good varies depending on its location and the points of interest that are nearby. We use the basic elements that one would need to live well and feel satisfied with the purchase or sale of a good to perform this calculation.

3- Likewise, when the final price is calculated, the user is as if answering some questions yes or no. They are questions to short answers (worth the redundancy). In the app, each question carries a percentage of importance. And the Weighted Average formula allows the result to be taken into account those different percentages of importance. For example, the location in the countryside or in the city or near a city of a good largely defines its price, although there are people who abuse high prices, but these three locations definitely have a lot of weight in the price of a good.

4- To answer each question, you only have to answer by 1 if it is YES or 0 if it is NO. Automatically, the App calculates the final price after entering surface and unit price and Press Calculate. For each section, it is the same step.

5- In the Total Price section, just type the current change of the dollar, and it will cost you in Colones and Dollars the price of a house and land together.

6- It should be remembered that the price that is thrown is nothing more indicative. It may be equal to the market price or you use this price given by the app only because it takes into account factors that even experts do not give importance.
